OUR MARKETING PLAN

The Right Package

¨ First we develop a package with the necessary documents to pre-qualify the business for financing and to support the price. The Market Value commonly equals the “Owner’s Cash Flow” for a year, times a varying multiple depending on the type of business, and can possibly be pre-qualified for bank/U.S. Small Business Administration financing before it is introduced to a Buyer.

The Profile

¨ We then prepare and distribute a one page confidential profile about each business to all our Brokers. Our WCI Brokers match potential Buyers they are working with to each business we have listed. We have over one thousand such Buyers at all times!

Confidentiality

¨ Our Brokers have each potential Buyer sign an effective Non-Disclosure Agreement prior to seeing a profile or learning any details about any business. For the past thirty-three years, Buyers have been very respectful of the confidentiality we require.

Pre-Qualification

¨ Our Brokers also assist Buyers with a personal Pre-Qualification SBA Lender process so that financing is readily available to such Buyers. The purpose is to provide our Sellers with all cash or near all cash at closing.  Both the business and the Buyer must separately qualify.

Confidential Mail-Outs

¨ Each new business is added to our confidential daily handout reports. Buyers who have already signed our confidentiality agreement also receive our periodic mailing lists. Businesses are not ever listed by name on any handouts, any reports, or on our WCI Brokers’ mailing list.

This Website

¨ Each new opportunity is promptly added to the this website, if the business meets certain criteria, and on a no name general description basis. The website is updated weekly as new listings, updated information is received and closed sales occur. WCI Brokers constantly runs special newspaper ads every day directing potential Buyers to this website, which is resulting in over one hundred new Buyers each month.

Newspapers and Advertising

¨ Every day “blind ads” that describe, yet totally conceal, the identity of our client’s businesses are running in many newspapers, trade magazines, etc., which generates many new prospects. We believe we are the largest business opportunity advertiser in Arizona.

Confidential Broker’s Meetings

¨ New Business Opportunities are presented to our Brokers daily. Periodic Broker’s Meetings allow each agent the opportunity to answer detailed questions about each company they have listed.  This results in more showings and more sales.

Preliminary “Showings”

¨ Every Brokers business opportunity “profile sheet” is seen by many current prospects and more than one hundred new potential Buyers each month! Several hundred qualified Buyers review each business opportunity during the normal listing term. These are real Buyers, not tire kickers!

Business “Showings”

¨ WCI Brokers’ Business opportunities are not marketed like a home for sale. “Showings” occur through various ways: 1.) The viewing of documents; 2.) Potential Buyers visiting the business posing as customers; and 3.) Face to face meetings with Sellers (at that point the buying decision is usually about 90% made). A written contract is the next step.
